If applicable, a pet photo, and a recent Veterinarian statement or record. Only dogs & cats are permitted.

Pet Charges & Policy:

Can I fill out an application online?
Answer: We do not offer an online application, however, the printable PDF version of the application is above, “Application Form”. You must apply in person; each applicant's ID's must be copied in the office.
What Utilities do I pay?
Answer: You will only be responsible for the electric. The electric consists of the lights, AC usage, and anything plugged into an outlet. All other utilities are included.
How much is the security deposit?
Answer: The Security Deposit is equal to 1 1/2 month rent.
What about heating and cooling?
Answer: The Living room AC is provided. You must supply your own Bedroom AC unless the previous tenant left one for you. Each apartment has baseboard heat. You are in control of your own thermostat. Apartments with basements have dual zone heating.
What are the parking rules?
Answer: We offer off street parking for tenants only. Parking is unassigned, and free.
What is your Pet Policy?
Answer: Please refer to the above listed "Pet Charges & Policy". Pets refer to dogs & cats only. All pets must be disclosed during the application process, and approved by Leonardine Gardens. Failure to do so may result in a cancelled lease approval. **All pets must be disclosed by Tenants and approved by Leonardine Gardens Management before purchase/adoption and or brought into the apartment home. Failure to do so may result in eviction.
Are there Laundry Facilities?
Answer: Yes. The community has 2 laundry facilities centrally located. Each has 6 washers (2 large capacity front loaders), and 6 dryers, a folding table, and rolling laundry caddy. We use reloadable cards and not coins.
How can I make my rent payment?
Answer: We encourage tenants to use their account portals to make online payments. It can be accessed from the "Tenant" tab of this website once the office has sent you the set up email. From there you can review your ledger/transactions, and view your lease. The newest portal program is Credit Reporting! Only on time rent payments are reported to the credit agencies when using the portal! (There is a $2.95 per use fee when using a checking/savings account, less than $36 per year. The per use for debit/credit card fee is 3%.)
When is the rent due?
Answer: Rent is due on or before the 1st day of each month. If not received by 5pm on the 5th day of each month, rent is considered late and a $75.00 Late Fee will be charged.
Do you send me a rent bill every month?
Answer: No. Please refer to the above question on "rent due date".
Are there any amenities?
Answer: Most apartments feature beautiful hardwood floors. Each apartment has an updated kitchen with high quality appliances, and bathrooms are updated. Each is cable ready, offers a private balcony, blinds are included, and you are in control of your heat. We provide the AC in the living room, and there is an option to add another in the bedroom. Select apartments include over the range microwaves, dishwashers (addtnl $25), and stackable laundry centers (basements only - addtnl $25).
There is a small off-leash dog park. Our extended community is connected via sidewalk, which makes for ample choices for walks.
