Applicants must be at least 18 years old to be a leaseholder.
The annual total household income, before taxes, must be:
1BD $65k & 1BD w/basement $67k & 2BD $81k & 2BD w/basement $90k.
Applicants must have at least a 650 credit score and clear credit, rental, and employment histories.
Application Fees:
$75.00 Application Fee (per applicant 18 years of age and older, non-refundable). Everyone 18 years and older must apply.
The primary applicant will list all other adult occupants (or guarantor) and their email addresses during the online application.
Each person listed will receive an email invitation to apply.

Two valid forms of ID (Driver’s License, Social Security Card, Passport, State or Federal photo ID) must be uploaded during application.

Two most recent paystubs/proof of income must be uploaded during application. (Self-employed persons may provide last year’s tax forms and most recent quarterly statement. Newly employed persons may provide the original offer letter on company letterhead stating hire date and salary).

If applicable, a pet photo, and a recent Vet statement must be uploaded during application. Only dogs & cats are permitted. Review the restricted breed list below. No more than 2 pets per apartment.
Guarantor: Applicants must meet the income requirement. However, they have the option to apply with a Guarantor if they do not meet the credit requirement. A Guarantor must have clear credit, rental, and employment histories, an annual income of $100k, and a credit score of at least 750. A Guarantor is legally and financially responsible for the apartment lease, but is not authorized to live in the apartment. The acceptance of a Guarantor is at the sole discretion of the Landlord, and is not an automatic approval.
Due Upon Approval:
An Administration Fee of $150.00 (non-refundable) and any additional monies owed for move in are due in full, upon receiving the approval email.
Pet Charges & Policy:
$300 Pet Fee (one time fee, non-refundable)
$40 Pet Rent (per month/per pet, no more than 2 pets per apartment)
Only cats & dogs are permitted. All pets must be approved. Failure to disclose pets or apartments with prohibited pets may result in a cancelled lease approval, or if a lessee, will result in fines and/or legal action. The following dog breeds, including any mix of these breeds, are not allowed: Akita, American Terrier, Bull Terrier, Chow, Doberman, German Shepherd, Husky, Pit Bull, Presa Canario, Rottweiler, and Wolf. What Utilities do I pay?

Tenants pay electric (lights, appliances, and air conditioning) and water/sewer. South River Electric is our provider. Monthly water/sewer is paid directly to the landlord in addition to rent. The flat rate for a 1 Bedroom is $25 & a 2 Bedroom is $35.

Only 12 month leases are offered. At renewal, you have the option to switch to a month to month lease with a monthly premium charge.

Each apartment has baseboard heat. You are in control of your own thermostat! Apartments with basements have dual zone heating. The Living room AC is provided. Only 2 bedroom apartments without an AC wall sleeve in the smaller bedroom, are allowed a window unit.

We offer off street parking for tenants only (uncovered parking lots). Parking is unassigned, and free. Reserved parking is available for $25 per month.

Are there Laundry Facilities?

Yes. The community has 2 centrally located laundry facilities. They offer the latest in digital payment and remote monitoring technology. Each has 4 washers, 2 extra large capacity front loaders, 6 dryers, a folding table, and a rolling laundry caddy.

Rent is due on or before the 1st day of each month. If received after 5pm on the 5th day, rent is considered late.

How can I make my rent payment?
Answer:
We encourage tenants to use their online account portals to review the transaction history. The total charges due are also shown. It can be accessed via the Resident tab of this site. The total charges may be made in one total payment. We encourage you to make online payments. Please note: eCheck/ACH is $2.95 per payment and is incurred by the Payer. The Credit Card payments fee is 2.95% + the ACH fee of $2.95 and is incurred by the Payer. The Debit Card payments fee is $6.95 and is incurred by the Payer. The convenience fee is non-refundable.

Do you send me a rent bill every month?

Rent bills and receipts are not sent to tenants. Transaction information may be accessed via the Tenant Portal. The total charges due are also listed in your portal and should be paid as such, the total paid in one payment. Rent is expected on or before the 1st day of each month. Please refer to the above question on "rent due date".

What about Maintenance?
Answer:
Our Maintenance Team is well vetted and top notch! Your only responsibility is to change light bulbs, clean the AC filter when the indicator light goes on, clean the appliances, and clean the apartment. Our usual turn around for repairs is same day - 2 days depending on the time of year. Tenants complete the form on the Tenants tab of this site for work order requests. We do not enter apartments without authorization or without at least 24 hours prior notice. We offer 24/7 Emergency Maintenance, (for emergencies only), with a 1 hour response time.
