Occupancy:  

 1 Bedroom - No more than 2 people in total, regardless of age.

Bedroom - No more than 4 people in total, regardless of age.  

 *Basements are strictly prohibited to be used as sleeping areas.


Application Requirements:

 Applicants must be at least 18 years old to be a leaseholder. 
The annual total household income, before taxes, must be: 1BD $60k - 1BD w/basement $67k - 2BD $81k - 2BD w/basement $90k.

 Applicants must have at least a 700 credit score, and a clear rental and employment histories.
Please note: A Guarantor must meet the requirements of $100k annual income and an 800 credit score. A Guarantor is included in the occupancy count, regardless if living in the apartment. The acceptance of a Guarantor is at the sole discretion of the Landlord, and is not an automatic approval.


Application Fees:

 $75.00 Application Fee (per applicant 18 years of age and older, non-refundable). Everyone 18 years and older must apply.

The primary applicant will list all other adult occupants (or guarantor) and their email addresses during the online application. Each person listed will receive an email invitation to apply.

Please Provide at Time of Application:

  1. Application Fee will be paid online. The primary applicant can pay the fee for all applicants, if desired.

  2. Two valid forms of ID (Driver’s License, Social Security Card, Passport, State or Federal photo ID) must be uploaded during application.

  3. Two most recent paystubs/proof of income must be uploaded during application. (Self-employed persons may provide last year’s tax forms and most recent quarterly statement. Newly employed persons may provide the original offer letter on company letterhead stating hire date and salary).

  4. If applicable, a pet photo, and a recent Vet statement must be uploaded during application. Only dogs & cats are permitted.  Review the restricted breed list below.  No more than 2 pets per apartment.

 

Due Upon Approval: 

An Administration Fee of $150.00 (non-refundable) and any additional monies owed for move in are due in full, upon receiving the approval email.

 

Pet Charges & Policy:

 $300 Pet Fee  (one time fee, non-refundable)

 $40 Pet Rent  (per month/per pet, no more than 2 pets per apartment)

 Only cats & dogs are permitted. All pets must be approved. Failure to disclose pets or apartments with prohibited pets may result  in a cancelled lease approval, or if a lessee, will result in fines and/or legal action. The following dog breeds, including any mix of these breeds, are not allowed:  Akita, American Terrier, Bull Terrier, Chow, Doberman, German Shepherd, Husky, Pit Bull, Presa Canario, Rottweiler, and Wolf. Exotic dog breeds must be approved by the office.

What Utilities do I pay?
Answer:    

Tenants are responsible for electric and water/sewer.  The electric mainly consists of the lights and AC usage. 

South River Electric is our electric provider.  Monthly water/sewer for a 1 Bedroom is $25 and $35 for a 2 Bedroom.

How much is the security deposit?

Answer:     

The Security Deposit is equal to 1 1/2 month rent.

What  about heating and cooling?
Answer:    

Each apartment has baseboard heat.  You are in control of your own thermostat!  Apartments with basements have dual zone heating.  The Living room AC is provided.  Only 2 bedroom apartments without an AC wall sleeve, in the smaller bedroom, are allowed a window unit.

What are the parking rules?
Answer:    

We offer off street parking for tenants only.  Parking is unassigned, and free.

Are there Laundry Facilities?
Answer:    

Yes. The community has 2 laundry facilities centrally located.  They offer the latest in digital payment and remote monitoring technology.  Each has 4 washers, 2 extra large capacity front loaders, 6 dryers, a folding table, and a rolling laundry caddy.   **Only select apartments offer in unit laundry.

Are there Dishwashers and Microwaves in the apartments?

Yes, select apartments offer dishwashers and/or over the range microwaves.

Question:

How can I make my rent payment? 

Answer:     

We encourage tenants to use their online account portals to make online payments and to review all transaction history. It can be accessed via the Tenants tab of this site. The newest portal offering is Credit Reporting! Only on time rent payments are reported to all 3 credit agencies when using the portal; no negative impact! Payments may be automatic or manual. (There is a $2.95 per use fee when using a checking/savings account, and a 3% per use fee for debit/credit card) The Credit Reporting feature helps maintain and build good credit, as well as showing rental/real estate payment history!

When is the rent due?
Answer:     

Rent is due on or before the 1st day of each month.  If not received by the 6th day of each month, rent is considered late and a $75.00 Late Fee will be charged.

Do you send me a rent bill every month?

Answer:     

Rent bills and receipts are not sent to tenants.  Transaction information may be accessed via the Tenant Portal.  Rent is expected on or before the 1st day of each month.  Please refer to the above question on "rent due date".

Question:

What about Maintenance?

Answer:     

Our Maintenance Team is well vetted and top notch!  Your only responsibility is to change light bulbs and clean the AC filter when the indicator light goes on.  Our usual turn around is same day - 2 days, depending on the time of year.  Tenants complete the form on the Tenants tab of his site for work order requests.  We offer 24/7 Emergency Maintenance, (for emergencies only), within a 1 hour response time.

Are there any amenities?

Answer:     

  • Most apartments feature beautiful hardwood floors. 

  • Quality kitchen cabinets, appliances, and a hood vent or built in microwave.  Some offer a dishwasher or laundry center. 

  • Cable ready (Comcast only), satellite dishes are not permitted.

  • All offer a private balcony.

  • Blinds are included.

  • There is a small off-leash dog park, and there are plans to add a 2nd.  Pet waste stations are frequent throughout.  Our extended community is connected via sidewalk, which makes for ample choices for lovely walks. 

  • We are surrounded by beautiful single family homes, 1 mile from 18N.

  • There are multiple mouthwatering restaurants within a 5-10 minute drive, or delivery!

  • There are at least 3 brands of grocery stores, home design stores, and various shopping malls within 3 - 10 minutes drive. 

  • Our Location tab lists the nicest parks in our immediate area, with links.
